Top 60: agents gain £260m

Move over Savills, the top agents have a new leader. Rather than wait until next year to see how the agency landscape is changing, we asked Jones Lang LaSalle and King Sturge to combine figures for each firm's most recent financial year, producing a giant with turnover of £352m. Some £137m of this came from King Sturge. The two firms would have had a joint £301m turnover the previous year.

What is certain, is that the top 10 are taking a bigger-than-ever share of the market, now accounting for 72% of the turnover of the top 60 firms, up from 69% last year.

"The separation of the big global players and the rest continues," says Andrew Gould, chairman of JLL's England business. "The recession has enabled some to pull ahead significantly in terms of market share and client relationships."

Even with Capita stripped out, the same group of firms that made up last year's top 10 saw a collective growth in turnover of more than 10% (16% when Capita is included) - despite DTZ's 12% fall.

Below this level, recovery is slower. This is particularly evident in the larger mid-size group immediately below the top 10 (BNP Paribas Real Estate down to Montagu Evans), which saw a collective rise in turnover of just 2.4%.

That said, many firms outside the top 10 pulled in significantly more cash this time. Colliers International UK, Eddisons, CVS UK, Aitchison Raffety, GCW, Beauchamp Estates and the Lorenz Consultancy all reported turnover increases of more than 10%.

There is also some optimism that consolidation will create opportunities for smaller businesses. "The creation of an almost monopoly of global corporate advisers may not be considered attractive by all clients," says Richard Fletcher at Glenny.

However, it is telling that 45% of firms say they are open to the idea of a merger or acquisition in the next year.

Τα ακίνητα σε δημοφιλή ελληνικά νησιά ήταν πάντα δελεαστικά σε αγοραστές από το εξωτερικό που θέλουν να έχουν μια μόνιμη βάση κοντά στη θάλασσα για τους καλοκαιρινούς μήνες. Οι τιμές ωστόσο ήταν υψηλές. Τελευταία το ενδιαφέρον εντείνεται και οι αγοραστές είναι σε ετοιμότητα, καθώς η κρίση στη χώρα, σε συνδυασμό με τις επιβαρύνσεις στη φορολογία και την οικονομική δυσπραγία των ιδιοκτητών, αυξάνει τις προσφορές. «Στη γη των θεών» αναφέρει δημοσίευμα των «Financial Τimes», «οι Ελληνες είναι θνητοί κυρίως στην τσέπη τους» και προβάλλει τη δυσμενή συγκυρία ως την καλύτερη ευκαιρία για αγορές την τελευταία δεκαετία.

«Ηρθε η ώρα οι ξένοι να αγοράσουν εξοχική κατοικία στην Ελλάδα» σημειώνει η κυρία Ρόη Δελδήμου, επικεφαλής της Βeauchamp Εstates, μεσιτικού γραφείου που δραστηριοποιείται τα τελευταία 30 χρόνια με έδρα στο Λονδίνο, ενώ διατηρεί παραρτήματα στις Κάννες και στη Μύκονο. «Ενδιαφέρον υπάρχει τόσο από ξένους (κυρίως Ευρωπαίους) που θέλουν να αγοράσουν εξοχική κατοικία στη Μύκονοόσο και από Ελληνες που θέλουν να πουλήσουν».

Ειδικά στη Μύκονο οι τιμές των εξοχικών κατοικιών ήταν υψηλές, επισημαίνει η κυρία Δελδήμου, καθώς οι ιδιοκτήτες τους είχαν «υπερεκτιμήσει αυτά που έχουν». Την ίδια ώρα «οι ξένοι προσπαθούν να κατεβάσουν τις τιμές». Η Μύκονος είναι ένα νησί που πάντα είχε ζήτηση και οι τιμές, αν και η πώληση των κατοικιών δεν υπολογίζεται με βάση τα τετραγωνικά, φθάνει τις 8.000-9.000 ευρώ το τ.μ. για τις πολύ καλές κατασκευές, εξηγεί η εκπρόσωπος της Βeauchamp Εstates στη χώρα. Ο κόσμος ζητάει «όσο ο διπλανός του», αλλά δεν προσφέρει το ίδιο πράγμα. Ετσι οι τιμές έχουν πέσει στις συμβατικές κατασκευές κατά 15%-20%, ωστόσο πριν «ήταν αρκετά υψηλά». Η κυρία Δελδήμου σημειώνει ότι αυτό που έχει αλλάξει είναι η νοοτροπία του αγοραστή, ο οποίος λέει «έχω να το αγοράσω αλλά θα περιμένω να πέσει η τιμή». Σε αυτό συντείνει και η δυσμενής οικονομική κατάσταση στην οποία βρίσκεται η χώρα, καθώς δημιουργεί την εντύπωση ότι αν ασκηθούν πιέσεις ο πωλητής που έχει ανάγκη τα χρήματα θα μειώσει την τιμή.

Το πρόβλημα επιτείνει και η αλλαγή στη φορολογία, εξηγεί, σημειώνοντας ότι πολλοί ιδιοκτήτες ακινήτων στη Μύκονο «δεν έχουν πλέον τη δυνατότητα να τα συντηρήσουν» και συχνά καταλήγουν στην εναλλακτική της πώλησης. «Οι τιμές έχουν εκλογικευθεί, οι πωλητές είναι πιο ελαστικοί στη διαπραγμάτευση, ενώ παλαιότερα ήταν απόλυτοι». Οι τιμές των ακινήτων που διαχειρίζεται το γραφείο κυμαίνονται από 240.000 ευρώ (για ένα σπίτι 60 τ.μ. στη Μύκονο) ως 9 εκατ. ευρώ. Το ενδιαφέρον από το εξωτερικό εντοπίζεται κυρίως από τη Βρετανία, την Ιταλία (έχουν πραγματοποιηθεί δύο αγοραπωλησίες), τη Γαλλία, καθώς και τη Μέση Ανατολή και τη Ρωσία, ωστόσο «οι Ρώσοι θέλουν περισσότερο πράσινο».
